The space

Every room was designed around the lake — floor-to-ceiling windows pull the scenery inside year-round, whether you are watching snow fall over the water or tracking the last light of a summer sunset. The layout offers two private suites across separate levels, the primary bedroom on the second floor has a full ensuite bathroom. The downstair bedroom has an ensuite half bath with the other full bath located on the second floor in the bonus living space. Both levels feel independent, making this home equally well-suited for two couples traveling together or a family of four. The kitchen is built for guests who love to cook. A professional Wolf range anchors the space, supported by quality cookware, sharp knives, and every tool needed to produce a serious meal at home. Morning coffee with a lake view, dinner parties that stretch into the evening — the open layout keeps the cook connected to the conversation throughout. Heated bathroom floors take the edge off cold Tahoe mornings. Dimmable lighting throughout lets you shift from bright and productive to soft and settled without touching a lamp. Both bedrooms include TVs for private wind-down time. The gas fireplace anchors the main living area and earns its place on a stormy afternoon or a quiet winter night. Outside, the terraced backyard opens to national forest land with no houses behind you — just open trees and mountain air. A corn hole area and propane gas BBQ make it a functional outdoor living space from spring through fall. Kings Beach is ten minutes on foot. This is one of the most sought-after pockets of the North Shore — residential and peaceful in character, without the congestion of the main commercial strip, yet close enough that the beach, coffee, and dinner are all reachable on foot.
Kings Beach itself is the most accessible and least pretentious of the North Shore communities. The public beach is wide, sandy, and family-friendly, with kayak and paddle board rentals, open lake swimming, and a laid-back energy that draws repeat visitors year after year. Ski Beach and Speedboat Beach are within the same walkable corridor, giving guests options depending on the crowd and the day.
The local dining scene punches above its weight for a small mountain town. Grab coffee before a morning hike, sit down for a lakeside lunch, or walk to dinner without moving the car. The concentrated nature of the Kings Beach commercial district means everything is within a few blocks of each other, which matters on a ski trip when nobody wants to drive after a full day on the mountain.
Crystal Bay sits just minutes away across the Nevada state line, where the casinos offer live music, dining, and nightlife in a setting that feels distinctly different from the daytime beach town. It is one of the more underrated evening options on the entire lake and a genuine differentiator for this location that most North Tahoe properties cannot claim.
For winter guests, the property sits in an ideal position between two of the region’s best boutique ski mountains. Northstar California offers groomed cruisers, village amenities, and a polished resort experience. Diamond Peak delivers some of the most dramatic lake views from any ski resort in North America and a far more local, uncrowded atmosphere. Both are within easy driving distance, and both feel like a world away from the crowds at the larger Tahoe resorts to the south. Year-round, the trail network surrounding this neighborhood is exceptional. A hiking and mountain biking trailhead is a three-minute walk from the front door, connecting to miles of national forest trails without ever requiring a car. In every season, the outdoors begin exactly where this property ends.

Access

Guests have full, exclusive access to the entire home and terraced backyard for the duration of their stay. There are no shared spaces. Inside, this includes both private suites across separate levels — each with its own ensuite bath — the main living room, sitting room, fully equipped kitchen with Wolf range, gas fireplace, all bathrooms including the additional half bath, and every interior space in the home. Outside, guests have full use of the terraced backyard, gas BBQ, corn hole area, and all outdoor living spaces backing directly to national forest land.
A few things to know before you arrive:
This is a split-level home. Interior stairs connect the levels, and some outdoor terracing involves steps. Guests with significant mobility considerations should reach out prior to booking so we can help determine if the layout is the right fit.
Parking is available for up to two vehicles in the designated driveway area on side of the road. Street parking is not permitted. Please keep all vehicles within the designated spaces next to the Stone wall off the street for the duration of your stay.
The property uses a smart monitoring device at the front entry to track bear box compliance and confirm vehicles are parked within designated areas only. This device does not record audio or video inside the home. It is in place to protect guests, the property, and our neighbors in compliance with local Truckee and Kings Beach short-term rental regulations.

Transit

Kings Beach is one of the most walkable addresses on the North Shore, and for much of your stay you will not need a car at all. The beach, restaurants, coffee, and Crystal Bay casinos are all within a ten-minute walk, and the hiking and mountain biking trailhead is three minutes on foot from the front door. For guests who prefer two wheels, the flat stretch between Kings Beach and Tahoe City is suitable for all fitness levels and one of the better ways to experience the lake at a slower pace. For everything beyond the immediate neighborhood, a personal vehicle is the most reliable option in every season.
Winter — December through March
A 4WD, AWD, or front-wheel-drive vehicle with chains on board is strongly recommended. Hillside roads in the Kings Beach area, including the street accessing this property, can become snow-packed or icy during and after storms. Caltrans chain control can be enforced on Highway 267 and Highway 28 with little notice — carry chains regardless of your drivetrain. Resort parking at Northstar and Diamond Peak fills quickly on weekends and powder days; arriving before 9:00 AM is the most reliable way to secure a space. Both resorts offer shuttle service from satellite lots on high-demand days. TART bus service operates along Highway 28 connecting Kings Beach to Tahoe City and Incline Village and is a functional option for resort-free days, though service frequency is limited so check the schedule in advance.
Summer — June through September
Summer is the easiest season to get around. Walk or bike for anything in the Kings Beach corridor and save the car for excursions further along the lake. Traffic on Highway 28 builds significantly on weekends between 11:00 AM and 6:00 PM, so early morning departures make a meaningful difference if you are heading to South Lake Tahoe or Tahoe City. Beach parking fills by mid-morning on weekends — the advantage of staying here is that you walk.
Spring and Fall — Shoulder Seasons
The most underrated time to visit. Roads are clear, traffic is light, and the lake is accessible without the summer crowds. Some seasonal businesses and shuttle services may operate on reduced schedules or not yet be open in early spring, so a personal vehicle provides the flexibility these seasons require.
Ride Share
Uber and Lyft operate in the area but availability is inconsistent, particularly after 11:00 PM and during active weather. Do not rely on ride share for late-night returns from the casinos or ski resorts — if a night out is planned, arrange return transportation before you leave the property.

Before You Arrive:
All guests are required to complete a short pre-arrival check-in form before accessing the property. This form unlocks your check-in instructions, door code, WiFi details, parking information, and house guidelines. Do not skip this step — the property cannot be accessed without completing it. You will also receive a comprehensive digital guest guide covering everything about the home, the neighborhood, and the surrounding area. Most questions guests think to ask are already answered there.
If you plan to arrive after 9:00 PM, please contact us in advance to confirm your arrival details and ensure everything is set for a smooth late check-in. We want to know you are on your way and that nothing stands between you and a clean, warm, ready home at the end of your drive.
During Your Stay:
We will check in with you once or twice during your stay — not to hover, but to make sure the home is meeting your expectations and that anything you need is handled quickly. If everything is perfect, a one-word reply is all we need. If something needs attention, we are on it.
We are available daily from 5:00 AM to 9:00 PM and respond within 30 minutes during those hours. If you have questions about the home, the area, restaurant recommendations, or anything else, earlier in the day is always better than later. After 9:00 PM we step away to recharge, and your digital guest guide will handle the majority of what comes up outside those hours.

*One exterior security camera is installed at the front entrance. It monitors the entry point and bear box area only. There are no cameras inside the home or in any private outdoor spaces. The camera is in place for guest safety, property security, and compliance with local short-term rental regulations.
*Pets are not allowed at this rental
*This is active bear country. All trash, recycling, and scented items must be secured in the bear box at all times — before, during, and after your stay. Never leave trash bags outside, even briefly. A single unsecured bag is enough to attract wildlife and result in a citation under Placer County regulations. Your digital guest guide covers bear safety and box procedures in detail. This is not optional and is one of the few house rules we enforce without exception.
*The gas BBQ is available for guest use throughout your stay. Clean the grill after each use and follow all local fire safety guidelines.
*During active fire weather or Red Flag conditions, outdoor burning restrictions may be in effect — check with us or visit before lighting up. The terraced backyard and corn hole area are yours to enjoy. Be mindful of neighbors when entertaining outdoors.
*Quiet hours run from 10:00 PM to 8:00 AM daily. This applies to all outdoor spaces including the backyard and decks. Kings Beach is a residential neighborhood and our neighbors are year-round residents. Noise complaints carry consequences under local STR regulations and we take them seriously. We trust our guests to handle this without being reminded twice. No Parties or EventsThis home is located in a quiet residential neighborhood and is not suitable for parties, events, or gatherings beyond the registered guest count. No exceptions. Violations result in immediate termination of the reservation without refund per our cancellation policy.
*Winter Conditions 4WD, AWD, or chains-equipped vehicle is strongly recommended from December through March. Hillside roads in this neighborhood can become snow-packed quickly during and after storms. Caltrans chain controls on Highway 267 and Highway 28 can be enforced with little notice.
