This CoHosting Services Disclaimer (“Disclaimer”) supplements the Privacy Policy of Yeti Home Services LLC, doing business as Yeti Cohosting (“Company,” “Yeti,” “we,” “us,” or “our”), and applies to all users of www.yeticohosting.com (the “Website”) and all services described on it (collectively, the “Services”). By using the Website or engaging our Services, you acknowledge that you have read and understood this Disclaimer.
1. What CoHosting Means
“CoHosting” refers to short-term rental management services performed on behalf of a property owner (“Owner”) pursuant to a written CoHosting or Vacation Rental Management Agreement between Yeti and the Owner. As a cohost, Yeti acts as the Owner’s contracted agent for the limited purposes described in that agreement, which may include:
- Creating and optimizing listings on third-party booking platforms (including but not limited to Airbnb, Vrbo, Booking.com, and Expedia)
- Coordinating guest communication, check-in, and check-out
- Setting and adjusting nightly pricing and availability
- Coordinating cleaning, turnover, and routine maintenance
- Collecting rental proceeds on the Owner’s behalf and remitting the Owner’s share according to the applicable agreement
- Assisting with applicable short-term rental permitting and local compliance
CoHosting is a service relationship between Yeti and the Owner. It does not create a partnership, joint venture, franchise, or employment relationship between Yeti and the Owner, and it does not create any relationship, of any kind, between Yeti and a guest beyond that of a rental host/booking agent and guest for the duration of a stay.
2. Yeti Is Not a Real Estate Brokerage
Yeti Home Services LLC is not a licensed real estate broker, salesperson, or brokerage, and does not act as one. Yeti does not:
- Represent buyers or sellers in the purchase, sale, exchange, lease (other than transient occupancy as described below), or financing of real property
- Negotiate or attempt to negotiate the purchase, sale, or long-term lease of real property on behalf of any party
- Receive compensation contingent upon the sale or purchase of real property
- Provide real estate brokerage services as defined under California Business and Professions Code Section 10131 or any equivalent statute in another jurisdiction
Any general commentary Yeti provides regarding a property’s short-term rental income potential, market conditions, neighborhood performance, permit feasibility, or renovation strategy is offered solely to assist Owners and prospective Owners in evaluating a property’s short-term rental operating potential, and is not, and should not be construed as, real estate brokerage activity, an appraisal, or a substitute for representation by a licensed real estate broker, agent, or attorney. Any prospective purchase or sale of real property should be conducted through a duly licensed real estate broker or agent of your choosing.
3. Scope of Rental Services: Transient Stays of 2–29 Nights
Yeti’s short-term rental management and cohosting services are limited to transient occupancy stays of a minimum of two (2) nights and a maximum of twenty-nine (29) consecutive nights per reservation, consistent with applicable local short-term rental ordinances and California law distinguishing transient occupancy from residential tenancy.
Yeti does not manage, arrange, or facilitate long-term or month-to-month residential tenancies, and no reservation booked through a property managed by Yeti creates a landlord-tenant relationship, tenancy, or any of the rights associated with residential tenancy under California Civil Code or local rent control or eviction-control ordinances. Guests occupy managed properties solely as transient guests for the duration of their confirmed reservation.
4. No Guarantee of Income or Performance
Any revenue figures, occupancy percentages, nightly rate examples, or projected earnings referenced on the Website (including in marketing materials, blog content, or verbal communications) are illustrative and based on historical performance of specific properties under specific conditions. They are not a guarantee, promise, warranty, or representation of future performance for any particular property.
Actual results depend on numerous factors outside Yeti’s control, including but not limited to property location, condition, amenities, local regulation, seasonality, platform algorithm changes, macroeconomic conditions, and guest demand. Past performance of any property, whether owned or managed by Yeti, is not indicative of future results for any other property. Any testimonials or reviews reflect the experience of the specific individual identified and are not a guarantee of similar outcomes for any other Owner.
5. Not Tax, Legal, Investment, or Accounting Advice
Yeti is not a certified public accountant, tax advisor, attorney, or licensed investment advisor. Any general information provided by Yeti regarding tax strategy, depreciation, cost segregation, the personal-use limitations on rental property (including references to the 14-day personal-use guideline under Internal Revenue Code Section 280A), or any other tax, legal, or investment topic is provided for general informational purposes only and does not constitute tax, legal, accounting, or investment advice.
Tax outcomes depend on each Owner’s individual circumstances. Owners should consult a licensed CPA, tax attorney, or qualified tax professional before making any decision based on such information, and should not rely on any information from Yeti, this Website, or Yeti personnel as a substitute for that advice.
6. Third-Party Booking Platforms
Yeti is an independent property management and cohosting company and is not owned by, operated by, endorsed by, or affiliated with Airbnb, Vrbo, Booking.com, Expedia, or any other online travel agency or booking platform referenced on this Website. All trademarks, logos, and platform names referenced belong to their respective owners. Any “Superhost,” “Premier Host,” or similar designation reflects status granted by the applicable third-party platform under that platform’s own criteria and may change at that platform’s discretion.
Bookings, payments, and guest communications made through a third-party platform are also subject to that platform’s own terms of service, privacy policy, and payment processing terms, which are outside Yeti’s control.
7. Independent Contractors and Vendors
Cleaning teams, maintenance contractors, and other vendors coordinated by Yeti operate as independent businesses or independent contractors. Nothing in this Disclaimer or in any communication from Yeti creates an employment, agency, or partnership relationship between Yeti and any such vendor, or between an Owner and any such vendor, except as may be expressly stated in a written agreement.
8. Guest and Owner Compliance with Local Law
Short-term rental operation is subject to local ordinances, permitting requirements, and Transient Occupancy Tax (TOT) obligations that vary by jurisdiction (including, without limitation, Placer County, Nevada County, and the Town of Truckee). While Yeti assists Owners with permit compliance as part of its contracted services, it remains each Owner’s responsibility to maintain a valid short-term rental permit (where required) and to comply with all applicable local, state, and federal law. Guests are responsible for complying with all posted house rules, occupancy limits, noise and parking ordinances, and other local requirements during their stay.
9. Fair Housing and Non-Discrimination
Yeti complies with the federal Fair Housing Act, the California Fair Employment and Housing Act, the Unruh Civil Rights Act, and all other applicable anti-discrimination laws. Yeti does not discriminate against any guest or prospective guest on the basis of race, color, religion, sex, national origin, disability, familial status, sexual orientation, gender identity, source of income, or any other characteristic protected under applicable law.
10. No Warranty; Limitation of Liability
The Website and all content on it are provided “as is” without warranties of any kind, express or implied. Yeti does not warrant that the Website will be uninterrupted, error-free, or free of viruses or other harmful components. To the fullest extent permitted by law, Yeti disclaims all warranties, express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
To the maximum extent permitted by applicable law, Yeti’s total liability arising out of or related to this Disclaimer, the Website, or the Services shall not exceed the total cohosting management fees paid to Yeti by the applicable Owner during the three (3) months immediately preceding the event giving rise to the claim. Nothing in this Disclaimer limits any liability that cannot be limited under applicable law.
11. Use of Artificial Intelligence and Automated Tools
Yeti uses third-party software platforms in the ordinary course of providing its Services, including property management systems, dynamic pricing tools, and guest communication tools. Some of these platforms incorporate artificial intelligence (“AI”) and automation features that may assist with drafting or delivering guest messages, generating pricing recommendations, and supporting operational workflows.
Automated and AI-assisted communications. Certain routine guest communications (such as booking confirmations, check-in instructions, and stay-related reminders) may be generated or delivered automatically, or drafted with AI assistance, based on rules and configurations established and managed by Yeti. All such communications are sent on behalf of the applicable property Owner and host account, under Yeti’s oversight, in Yeti’s capacity as the Owner’s contracted co-host. Yeti maintains human oversight of its automated messaging configurations, and matters involving refunds, disputes, safety concerns, or other non-routine issues are handled with human review.
Pricing tools. Dynamic pricing software provides algorithmic rate and availability recommendations based on market data. Such recommendations are inputs only; pricing and availability decisions are made and managed by Yeti pursuant to the applicable management agreement with the Owner.
No professional advice; no guarantee. Content generated or assisted by AI tools is provided for operational and informational purposes only. Consistent with Sections 4 and 5 of this Disclaimer, no AI-generated output constitutes a guarantee of performance or tax, legal, investment, or accounting advice, and AI-generated content may contain errors. Yeti does not use AI to make automated decisions that produce legal or similarly significant effects concerning any guest or Owner without human involvement.

Yeti may update this Disclaimer from time to time. The “Last Updated” date at the top of this page reflects the most recent revision. Continued use of the Website or Services after a revision constitutes acceptance of the updated Disclaimer.
