The space

Welcome to 16505 Ski Slope Way – a luxury mountain retreat built for larger groups, with sweeping views of Tahoe Donner Downhill Resort and a location most Tahoe rentals cannot match.

HALF A BLOCK FROM THE LIFTS
Walk around the corner and you are at the entrance to the Tahoe Donner Downhill parking lot, where free seasonal shuttles run up to the new lodge. No fighting for parking, no long drive in a storm – the closest thing to slopeside without paying slopeside rates.

THE HOME
Soaring vaulted ceilings, warm natural wood, and a grand gas fireplace set the tone the moment you walk in. Brand-new kitchen Bosche & Kitchen Aid appliances make cooking for a group effortless, and a record player adds character you will not find in a typical rental.

SLEEPING
Four spacious bedrooms with three California King beds and one Queen, plus three full bathrooms. The upstairs primary suite is a private sanctuary with a Cal King and en-suite bath. Every bedroom is generously sized – ideal for families, multiple couples, or group getaways. Downstairs, a queen sleeper sofa in the game room brings the total to 10.

THE VIEWS
Multiple private decks look out over the resort, unobstructed. Below, a creek winds through the canyon, its mountain runoff a soothing soundtrack through warm summer evenings. Morning coffee as the sun lights up the slopes, or dinner on the natural gas BBQ with the resort as your backdrop.

YEAR-ROUND COMFORT
Central A/C – a genuine rarity in Tahoe – keeps summers cool, while the fireplace anchors the room after a day on the trails or slopes.

THE GAME ROOM
Downstairs, ping pong for friendly competition and an oversized theater TV for movie nights, plus a queen sleeper sofa for guests nine and ten. The layout lets a large group spread out without losing the sense of being together.

This Truckee Airbnb is a gem! The location was amazing- driving distance to stores, restaurants and activities and the house itself had very peaceful, private decks.
The house was large but still cozy and was stocked with everything you could possibly need- from the kitchen to the bedroom and bathrooms. This house is perfect for small and large groups and you’ll enjoy inside time just as much as outside time. The ping pong table was a much enjoyed bonus in the house. The host is very proactive and responsive. Really looking forward to booking here again!

The house fit our group comfortably. It actually looked smaller in the pictures so we were happy to see it was much more spacious in person. The kitchen was beautiful and definitely one of our favorite parts of the house.

Unfortunately, the hardwood floor was dirty. I’m not sure if the previous guests wore shoes in the house but our feet were turning black walking barefoot. It should have been cleaned prior to checking in. We also couldn’t adjust AC because the keypad was showing a blank screen and the house kept getting warm so we just opened the windows. Bedroom downstairs had an unpleasant pungent smell.

Other than those issues, we enjoyed our stay.

We had a wonderful stay here! The house was very spacious mountain getaway for our 2-family group. The management team was incredibly communicative and responsive. We appreciated and enjoyed all the extra touches – the record player, board games and ping pong in the game room, the sidewalk chalk for kids, the nice shampoos/soaps for guests, very comfortable sheets/bedding and equipped kitchen. We also loved grilling and relaxing on the deck. Please note that (as noted in the listing description), if you want to take advantage of the 6 access passes to the private beach/marina and recreation association, you must still pay a day fee per person. However, there is so much to do in the area that we found plenty of other ways to enjoy the lake and outdoors for our group of 9 people. It’s a great house!

Tahoe Donner is a private resort community spanning thousands of acres in the northern Sierra, and one of the largest and most amenity-rich homeowner associations in the country. Miles of hiking and mountain biking trails start within the community. Lake Tahoe is roughly 25 minutes south, with Kings Beach and Tahoe City the closest lakeside destinations.

Access

Guests have full access to the entire home: all four bedrooms, three bathrooms, the fully equipped kitchen, living and dining areas, the downstairs game room, all private decks, the garage, and the driveway. Two locked owner’s closets are the only areas not accessible. Everything else is yours.

PLEASE NOTE: THERE IS NO HOT TUB AT THIS HOME. We mention this up front because many Tahoe rentals have one and we would rather you know before you book than be disappointed on arrival. Guests do have access to the hot tubs, sauna, and steam room at Trout Creek Recreation Center through the short-term tenant card program described below – a full spa facility a short drive away, included with your stay apart from the daily amenity fee.

TAHOE DONNER SHORT-TERM TENANT CARDS

This property participates in the Tahoe Donner Short-Term Tenant Card program, providing six transferable cards that unlock Tahoe Donner’s private amenities for the duration of your stay.

IMPORTANT – PLEASE READ IF YOUR GROUP IS LARGER THAN SIX. Tahoe Donner permits a maximum of six short-term tenant cards per property, regardless of how many guests the home sleeps. This home sleeps 10, which means up to six members of your group can access the private amenities on any given day. The cards are transferable, so your group can rotate them day to day – four people ski Monday while six use the pool, and you swap on Tuesday.

WHAT THE CARDS COVER: Trout Creek Recreation Center – pools, hot tubs, sauna, steam room, and fitness studios – plus the Golf Course, tennis and pickleball courts, the Beach Club Marina in summer, the Cross Country Ski and Snowshoe Center, and Tahoe Donner Downhill Ski Resort in winter.

DAILY ACCESS FEES, paid directly at the amenity on arrival:
Ages 7 and older: $30 per day
Ages 3 to 6: $15 per day
Ages 0 to 2: Free

PUBLIC AMENITIES have no blackout dates and remain open to short-term tenants year round. Short-term tenants do not receive member or personal-guest discount rates.

Transit

A PERSONAL VEHICLE IS REQUIRED – YEAR ROUND

16505 Ski Slope Way sits in a residential mountain community. There are no walkable restaurants or stores, and while Uber and Lyft do operate in Truckee, availability inside Tahoe Donner is unreliable and thins out after dark, during storms, and on peak holiday weekends. Do not plan a trip around rideshare.

Parking is plentiful – a private garage and driveway accommodate multiple vehicles comfortably.

OCTOBER 1 – MAY 31: 4WD OR AWD WITH SNOW TIRES REQUIRED

This is not a suggestion. Chains on a 2WD vehicle will not reliably get you up to this home during or after a storm. Under R2 chain control, the most common restriction level, all vehicles must chain up EXCEPT 4WD or AWD with snow tires on all four wheels.

RENTING A CAR? This is where guests get caught. An SUV is not automatically all-wheel drive, and almost no rental company fits true snow tires – all-season tires do not meet R2. Book AWD or 4WD specifically and confirm the tires when you pick up the car.

Roads here are plowed by Nevada County and can be slow to clear after a major storm. Never plan a tight departure window on a storm day best to book that extra night and make sure you’ve purchased travel insurance.

JUNE – SEPTEMBER: Roads are clear and any vehicle will do. You will still want your own car.

CONCIERGE HOURS: 5 AM – 9 PM. Non-urgent questions, recommendations, and requests get a fast, friendly reply during these hours. Messages sent after 9 PM are answered first thing the next morning.

URGENT ISSUES: 24/7, ALWAYS. A leak, no heat, a power outage, a lockout, a safety concern – call the emergency number in your welcome message and digital guide at any hour of the night. You will reach a real local person. There is no hour when this home is unreachable.

LATE ARRIVALS: If you expect to arrive after 9 PM, let us know in advance so we can make sure check-in is smooth and stress-free.

Notes

WINTER IN TAHOE DONNER – PLEASE READ BEFORE BOOKING

Truckee gets serious snow, and Tahoe Donner sits well above town. Storm cycles can drop several feet at a time.

REQUIRED OF EVERY WINTER GUEST:
1. A 4WD or AWD vehicle with true snow tires. See Getting Around for detail.
2. Willingness to shovel. Light snow removal during your stay is part of staying here.
3. Patience with the roads after a storm.

DRIVEWAY: Professionally plowed on a regular schedule during winter. Between visits, berms across the driveway apron and in front of the garage are the guest’s responsibility, as are the decks, walkways, and entry stairs. Shovels are provided should you want use during your stay.

The upside of this address: you are half a block from the Downhill parking lot, so a storm day means walking to the shuttle rather than driving anywhere at all.

SLEEPING FOR 10: Four bedrooms hold three California Kings and one Queen, sleeping eight. Guests nine and ten use the queen sleeper sofa in the downstairs game room – a comfortable, well-appointed space, but an open shared room rather than a private bedroom. Worth knowing if your group needs four fully separate sleeping areas.

AMENITY ACCESS FOR LARGER GROUPS: This home sleeps 10, but Tahoe Donner caps short-term tenant cards at six per property. Up to six of your group can use the private amenities on a given day. See Guest Access for full detail.

NO HOT TUB AT THIS HOME. Many Tahoe rentals have one, so we flag it clearly. Hot tubs, sauna, and steam room are available at Trout Creek Recreation Center with your short-term tenant cards.

PETS: Up to two pets welcome for a fee. Please add them to your reservation so the fee applies automatically.

SECURITY: An exterior Ring camera monitors the perimeter of the home. There are no cameras or recording devices anywhere inside.

BEAR COUNTRY: All food and trash stays indoors or in the provided bear locker. Never leave trash outside, even briefly. Bears in Tahoe Donner are active year round.

CHILDREN must be supervised on the decks and stairs at all times.
